The revised Batemans Bay Masterplan seeks balanced growth for community, business, and environment - for a thriving town centre, quality public spaces, and a resilient community.

What's happened so far

Phase one: Draft masterplan

Council prepared a draft Batemans Bay masterplan. Council received community feedback. We then asked independent company Centium to prepare a probity report.

Phase two: Revised masterplan

In June 2026, councillors approved a project plan to guide the revised masterplan. The project plan responds to community feedback from phase one and Centium's probity report. The probity report includes a structured program of technical studies.

The revised masterplan will focus on housing choice.

We listened to the community's feedback. The revised masterplan will not include the proposed 100m height limit. Instead, we want to hear your thoughts on three different housing density options in and around Batemans Bay:

  1. density in the town centre
  2. medium density throughout the study area
  3. density close to town but not in the centre.

After the phase two community engagement period is complete, we will consider all feedback. This feedback, along with the technical studies, will help shape the revised masterplan.

We will then present the revised masterplan to councillors in December 2026 for adoption.

    Council is updating the Batemans Bay Masterplan. The revised masterplan will help guide how Batemans Bay grows and changes over the coming decades.

    The community has already shared feedback about:

    • valuing the waterfront
    • building heights
    • climate change and flood risk
    • transport
    • housing
    • public spaces
    • the character of Batemans Bay.

    Based on this feedback, the revised masterplan will not include the proposed 100-metre building height limit.

    Your feedback will help Council consider other ways to support future growth, while maintaining what makes Batemans Bay a great place to live, work, and visit.

    Batemans Bay Masterplan survey: What makes a coastal town beautiful?

    We’re inviting the community to share images that represent the beauty of coastal towns - anywhere in the world! By contributing your example, you’ll help shape a shared vision for the future of Batemans Bay.

    In the survey, we ask you to upload one colour image of a building, tell us where it’s located, and what makes it beautiful. Please avoid discussing your example image with others - it’s your opinion we'd like to hear.

    We'll use the images we receive to identify places, building styles, colours, materials, shapes, and types of seaside towns that our community loves and appreciates.
